Built by people who actually live here.

Move to Pattaya is the relocation hub of the independent Pattaya Authority network. We take no agent commissions, we source from official Thai data, and we recommend only what we'd choose for our own family.

// Who we are

An independent guide network, not a sales funnel

Move to Pattaya is built and maintained by TIMPAEMI Co., Ltd., the company behind Pattaya Authority — a network of independent guides covering visas, healthcare, schools, property and everyday life on Thailand's Eastern Seaboard. We started it for a simple reason: almost everything written about moving to Pattaya is published by someone who gets paid when you sign up — a visa agent, a property developer, an insurance broker, a school's marketing team.

We wanted the opposite. A resource that earns nothing from the choices you make, so the advice can be honest even when honesty is inconvenient — telling you that you don't need an agent, that a cheaper school is the better fit, or that a visa you were sold isn't the one you actually need.

// What we stand for

Four principles we don't bend

🚫

No agent commissions

We never take a cut from any school, clinic, visa agent or rental shop. No referral fees, no kickbacks, no "preferred partner" deals. That's the whole point — if nobody pays us to recommend them, our advice stays honest.

📑

Sourced, not guessed

Visa rules come from official Thai government, BOI, MFA and Immigration publications. School fees come from each school's own fee sheet. We cite where things come from and date them — so you can check our work, not just trust it.

📍

Local and on the ground

The team lives and works in Pattaya and Jomtien. We bank at the same branches, queue at the same Jomtien immigration office, and price groceries in the same markets you will. This isn't written from an office overseas.

👨‍👩‍👧

What we'd choose ourselves

The honest test for every recommendation: would we put our own family through it? If we wouldn't pick a school, a clinic, an insurer or a visa route for ourselves, we won't quietly point you toward it either.

// How we research

From official source to verified page

Every figure on this network goes through the same four steps before it reaches you.

Gather official sources

Start with the primary document — Thai government, BOI, MFA, Immigration, or a school's own published fee sheet — never a second-hand blog summary.

Verify locally

Cross-check against what actually happens on the ground in Pattaya — at the bank, the immigration office, the clinic, the school office — because rules and practice don't always match.

Publish with a date

Put it live with a clear "last verified" date so you always know how current the figure is, and can judge for yourself whether to re-check.

Update when rules change

Thai visa rules and fees move. When they do, we revise the page and re-date it — rather than letting stale numbers quietly mislead the next reader.

Independent does not mean we're never wrong

Rules change, offices interpret them differently, and figures drift. Everything here is a planning estimate, not legal or financial advice — always confirm current requirements with the official source before you commit money or book travel. If you spot something out of date, tell us and we'll fix it.

// What our clients say

In their own words

"(example — replace with a real client quote) The plan laid out exactly which visa fit us and what it would really cost, with no pressure to buy anything. The first honest answer we got while researching the move."

— Placeholder name, placeholder situation · replace once a real, permissioned client quote is available

We won't invent reviews. This block stays as a clearly-labelled placeholder until we have a genuine client quote we have permission to publish.

// The wider network

The rest of the Pattaya Authority network

Move to Pattaya pulls together the planning side. For deep, single-topic reference, these independent sister sites go further:

Each network site is run on the same commission-free basis. Links to specialists are informational — you engage and pay any specialist directly, and we earn nothing from that referral.

About us, in brief

Are you a visa agent or relocation company?

No. We're an independent guide and planning service from the Pattaya Authority network. We don't take commissions from schools, clinics, visa agents or rental shops. Where you need a specialist, you engage and pay them directly — see our pricing for exactly how that works.

Where do your figures come from?

Visa rules come from official Thai government, BOI, MFA and Immigration publications; school fees from each school's own fee sheet; cost-of-living figures from local pricing we verify on the ground. Every page carries a "last verified" date.

How do you make money if you take no commissions?

We charge a flat, transparent fee only for the work we do — writing your personalized move plan or coordinating your move. We never earn a cut from the specialists you hire, which is what keeps our recommendations independent.

Who actually runs this?

TIMPAEMI Co., Ltd., trading as Pattaya Authority, based in Pattaya/Jomtien, Thailand. You can reach the team any time via the contact page or WhatsApp.
